PropertyGuru makes RM35.2m at showcase

KUALA LUMPUR: PropertyGuru Malaysia rake in RM35.2 million in sales at its first Property Showcase held in Penang and Kuala Lumpur.

In a statement today, acting country manager, Jason Thoe, said the two-day showcase in Penang from Oct 20 generated RM14.2 million in sales, while the three-day showcase here from Oct 26 generated RM21 million in sales.

"The success was attributed to the nature of the property showcase which emphasised on a select group of property developers which were able to give high return on investment," he said.

Meanwhile, Naza TTDI Sdn Bhd marketing senior manager, Bernard Yong, said the property outlook for next year would unlikely be as strong as the 2011-2012 period.

"We foresee a continuing tightening of credit which will impact the property market," he said.

Country Garden regional director, Ariel Chan, said the effective government regulation and control as well as the steady population and economic growth would favour the development of the real estate market next year.

"As for the price of houses, it has been a steady growth over the years, and there will be room for further appreciation," Chan said.

Foreigners snapping up Malaysian properties

Influx of investors: They are still buying properties worth over RM1 million because they have the money

There is an influx of investors from China, Hong Kong, Japan, Singapore and South Korea buying residential properties here, says PropertyGuru.com.my head of marketing Jason Thoe.

They are buying the properties for their own stay or as an investment, and their targets are Klang Valley, Penang, Johor and Sabah, he said.

There is concern now of rising property prices. In the last two to three years, property prices have risen by 10 per cent to 30 per cent, mainly in Kuala Lumpur and Penang.

The myth faced by the property sector is complaints of houses being overpriced because of higher foreign ownership and speculation.

But according to Rehda (Real Estate and Housing Developers’ Association of Malaysia), only less than two per cent of local residential properties are owned by foreigners, and the
majority are located in the Kuala Lumpur city centre.

To prevent a property bubble, the government said it is raising the threshold price of residential properties for foreigners from
RM500,000 to RM1 million.

“That is not going to change anything. Foreigners are still buying properties worth over RM1 million. They are buying because they have the money,” Thoe told Business Times yesterday at the launch of PropertyGuru’s property showcase.

On the outlook for 2013, he said there will be higher transactions for properties priced below RM700,000, especially apartments and condominiums.

“The new hot spots will be Seri Kembangan and Kajang because of the infrastructure development. Developers with reputable
brands will have a good following.

“The secondary market in some areas in Klang Valley will also experience growth as first-time property buyers look for affordable terrace houses priced RM800,000 and below,”
he said.

Thoe said Iskandar Malaysia, George Town and Kota Kinabalu are also experiencing higher property transactions.

“Property prices in Kota Kinabalu have been increasing steadily in the last 10 years.

Developers there are launching properties priced around RM1,300 per sq ft, almost on par with Petaling Jaya. The buyers are mainly Sabahans,” he said.

On the property showcase,Thoe expects the 13 participating developers to generate more than RM15 million in sales collectively. They include UEM Land, Country Heights, Andaman,
Land & General and Naza TTDI whereby properties are priced between RM400,000 and above RM1 million.

This is PropertyGuru’s second major property showcase for the year. The first was held in Penang last week where seven developers generated a combined sales of RM14.2 million from the three-day event.

Expo offers latest trends to homeowners

HOMEDEC is celebrating its 10th successful year with more attractive offerings for visitors.

The exhibition that gathers all renovation-related needs under one roof will be held over two consecutive weekends at the Kuala Lumpur Convention Centre.

The first part themed Design and Renovation is from Oct 18 to 21 while the second part on Furnish and Decorate will be from Oct 25 to 28.

It features 1,500 exhibition booths set up by over 430 leading companies in the home industry, the exhibition space is spread over six halls.

Homedec organiser, C.I.S Network Sdn Bhd president Vincent Lim said the exhibition had further boosted awareness on interior design among Malaysians.

“When we started the exhibition 10 years ago, our study showed that less than 50% of homeowners would engage interior designers when they needed to renovate their homes. However, our latest study showed more than 70% of homeowners would do that now,” he told a press conference in Kuala Lumpur recently.

“Homedec is the platform to meet face-to-face with industry experts or to gather the know-hows about renovating and decorating your homes. The industry players are all here,” he said.

He added that this year Homedec had been pushed a notch up with the introduction of the Urban Loft concept exemplified by a show house designed by award-winning interior designer Lai Siew Hong and his team from Blu Water Studio.

“Homedec also plays a role to introduce future trends and new lifestyles to homeowners. With that, we also hope to stimulate the industry to come out with better designs and products,” he added.

Lai was the winner of the Malaysia Interior Design Awards (MIDA 2011) the Residential Category of by the Malaysian Institute of Interior Designers (MIID). He and his team also won the Design Excellence for Show Units (Residential) Category in MIDA 2011.

“Loft is a concept popularised in New York and London where warehouse space was converted into residential units. Moving on, Urban Loft is a space where function and aesthetics merge, we hope it will become the foundation for the future of the urban community,” Lai said.

“The 600 sq ft show house constructed on-site is a seamless open space. It is small but compact, and it meets all living needs,” he said, adding that the Urban Loft will sport a night ambience in the second part of the exhibition.

Lim said they were partnering with MIID for MIDA where the Homedec award will be bestowed to the winner of the Residential Category. The award comes with an air ticket to Milan.

Part 1 of the exhibition features the ID Showhome where 10 interior design firms showcase their works, while Part 2 provides the opportunity for visitors to experience sights and sounds in a custom-built home cinema.

The Homedec Quality Award and the Good Design Award are also at stake to reward products of excellence in an effort to raise the standard.

The underprivileged are not forgotten, too. The Homedec Care Programme will bring better and improved living condition to the Shelter Home for Children (3).

Visitors also stand a chance to walk away with cash prizes with a minimum purchase of RM100 in single receipt. A total of RM80,000 is up for grabs, RM10,000 will be given away daily.

The exhibition is open to public for free. The opening hours are from 10am to 8pm. For details, call 03-7982 4668 or visit www.homedec.com.my or www.facebook.com/homedec.exhibition.

Mapex to offer RM500m properties

PETALING JAYA: Some RM500mil worth of properties from both local and foreign developers will be up for sale at the Malaysia Property Expo (Mapex) in October.

Mapex committee chairman Datuk Ng Seing Liong said over 50 developers had registered to take up 145 exhibition booths at the event where 227 booths were expected to be set up.

“Alhough we have not finalised the total number of foreign participants attending this year’s Mapex, we expect properties on sale to be around RM500mil,” he told reporters.

Mapex, a property exhibition, is hosted by Real Estate and Housing Developers’ Association (Rehda).

This year’s three-day Mapex will be held at Mid Valley Convention Centre from October 19.

Ng said Rehda was expecting at least 50,000 visitors to the exposition, which would also feature several talks by experts in the property investment and legal fields.

“Mapex is an ideal platform for gathering of property developers, financiers, legal experts and also property consultants – all under one roof to assist the home-buying public in making informed decision in their property investment,” he said.

He said that over the years, Mapex had grown to become the signature property event of the country, receiving an average participation of about 80 developers in each exposition.

“Firmly established as the leading property exhibition in Malaysia since its inception in 2000, the latest edition of Mapex brings together property developers from all over Malaysia to offer a wide range of properties to prospective buyers and investors,” he said.

Developers that have confirmed their participation include SP Setia Bhd, Sime Darby Properties, Selangor State Development Corp, IJM Properties Sdn Bhd, Berjaya Land Bhd, I&P Group Sdn Bhd, Lebar Daun Sdn Bhd and Sunway Integrated Properties.

'Try promos, exhibitions to sell off Bumi units'

KUALA LUMPUR: Property developers should try to sell off Bumiputera units through promotions and property exhibitions, before asking for a release mechanism for the unsold units.

"They should advertise in Malay and English newpapers and embark on other promotion measures. If not, they would be stuck and there will be property overhang," said Shikin Taib, managing director of MMC Sdn Bhd.

According to findings from a survey conducted by the Real Estate and Housing Developers' Association Malaysia (Rehda), Bumiputera allocation is the top reason contributing to property overhang.

Developers are complaining that unsold Bumi lots are affecting their profit margin.

"They are getting an average 30 per cent profit margin from each development. Their margins would be affected if they don't sell the Bumi lots at the beginning of the project," said Shikin.

MMC was the organiser of the Bumiputera Property Exhibition (BPEX 2012), a property showcase held over the weekend. It exhibited RM1.5 billion worth of properties, majority of which was located in the Klang Valley. Overall, 42 property developers took part, including PKNS, Glomac, MK Land, The Lion Group, Glenmarie Properties, Melati Ehsan and Equine Capital. They exhibited their residential properties, ranging from RM99,000 to RM8 million per unit.

Shikin said some RM100 million is expected from the sale of Bumi lots, about 40 per cent more than the last BPEX held in April.

RM6.5b projects planned in Penang

Visitor Chan Lai Ming (left) listening to Hong Leong Bank personal financial consultant Yeoh Wei Kheng (centre) and SP Setia property division (North) sales and marketing senior executive Agnes Chua explaining details of their projects.

KUALA Lumpur and Penang-based developers are planning to execute some RM6.463bil worth of residential and commercial properties on the island and mainland in the second half year and 2013 despite the tightening of housing credit by banks and a gloomy global economic outlook for the future.

SP Setia Bhd (RM2.563bil GDV), IJM Land Bhd (RM608mil GDV), Mah Sing Group Bhd (RM180mil), Sunway Bhd (RM385mil GDV), Ideal Property Development Sdn Bhd (RM1.1bil GDV), and Ivory Properties Group Bhd (RM1.6bil GDV) are among the developers with plans for new housing projects in Penang.

The developers are displaying some of these projects at The Star Property Fair 2012 held at the Gurney Plaza and G Hotel from July 12-15. About RM6.105bil of projects are located on the island, with the remaining RM358mil planned for Seberang Prai, to be undertaken by Sunway and IJM Land in the second half year and 2013.

As land is still available in the South-West district, the area which covers residential cum commercial neighbourhoods such as Sungai Ara, Batu Maung, Bukit Jambul, Sungai Nibong and Teluk Kumbar continues to be popular locations for developers such as SP Setia, Sunway, IJM Land, and Ideal Property to launch their projects.

With the exception of Sunway Cassia and IJM's Trehaus landed property schemes project in Batu Maung and Bukit Jambul, all the other properties planned for the island comprise high-rise projects.

Real Estate and Housing Developers' Association (Rehda) Penang chairman Datuk Jerry Chan says the trend of development on the island will be towards high-rise developments due to rising land cost.

“A few years back, developers could still build landed properties because they could be priced attractively.

“Nowadays with land cost escalating by about 20% from last year, developers will have to price a semi-detached house from RM900 per sq ft onwards in a prime area like Pulau Tikus as the cost for net land plot is RM500 to RM600 per sq ft.

“If the semi-detached unit has a built-up of 6,000 sq ft, the selling price will be RM5.4mil.

“How many people would fork out RM5.4mil for a semi-detached home?” he asks.

The cost of a plot of net land in a prime area like Pulau Tikus is between RM500 and RM600 per sq ft. In Tanjung Bungah and Batu Ferringhi, land is priced between RM300 and RM400 per sq ft, while in the South-West district it is between RM100 and RM200 per sq ft.

Chan says there is still demand on the island for landed properties priced below RM2mil and condominiums priced below RM1mil.

”This is the reason developers are still carrying out their plans to launch projects despite the stricter policies on housing loans and concerns over the upcoming general election.

“The state's economic status is still sound,” Chan says.

Penang Master Builders' and Building Materials Dealers Association executive advisor Datuk Finn Choong says developers are launching projects also because of stability in raw material prices.

“By launching their projects now, developers can lock on to the present prices of construction materials for their projects.”

This means developers can price their properties within the RM400,000 and RM500,000 range

IJM Land senior manager (sales and marketing) Patsy Lee (right) detailing one of the company’s projects to Ivan Oh Eng Lim and Tan Gek Im at The Star Property Fair 2012 in Gurney Plaza.

Affordable range

“A number of the projects planned for launching in the South-West district this year and next year are priced within this affordable range,” he says.

As demand for construction materials for the residential sector has softened over the past 12 months, the pricing of cement, for example, has also not gone above RM15 per 50 kg bag since late last year.

At the peak two years ago, the pricing of cement was above RM18 per 50kg bag.

Henry Butcher Malaysia (Penang) director Dr Teoh Poh Huat says the Penang property market sentiment is still positive.

”High net-worth Penangites living overseas still have confidence in the local property market. Thus, the property values look set to grow, particularly for those properties which are well designed, in good locations, and underpinned by a reputable developer,” he says.

Meanwhile, Henry Butcher Seberang Prai senior manager Fook Tone Huat says the price for properties in Central Seberang Prai has appreciated by about 20% since 2010.

“In prime locations of Seberang Prai, a semi-detached house is now priced about RM750,000, compared with about RM600,000.

“A terraced house in a similar location is now priced about RM350,000 compared with about RM280,000 two years ago.

”Similarly, a bungalow in a Seberang Prai prime location is now about RM1mil, about 20% more than two years ago,” he says.

The value of commercial properties in Seberang Prai has also appreciated by about 20% compared to 2010, Fook adds.

”A three-story shoplot in BM Business Park is now priced around RM700,000.

”The value of properties in Seberang Prai is now on the rise because more people are investing in properties on the mainland as the second bridge is scheduled to be completed soon and more funds are coming into the industrial park of South Seberang Prai,” he says.

From SP Setia, there are RM1.288bil worth of properties to be undertaken for the South-West district in the second half and in 2013, while the remaining RM1.275bil of projects are planned for Tanjung Bungah and Sungai Nibong in the North-East district.

These projects include the RM250mil Setia Triangle launched in June, a commercial cum residential scheme in Sungai Ara, the RM335mil Setia Greens 2 in Sungai Ara and a RM53mil condominium project in Teluk Kumbar which will be launched end of 2012 and in early 2013 respectively.

Wave and Breeze

In 2013, SP Setia plans to launch the Wave and Breeze condominium projects for Setia Pearl Island in Sungai Ara, with a GDV of RM350mil and RM300mil respectively, and a RM175mil condominium project in Sungai Nibong.

In the North-East district of the island, SP Setia's plan is to launch a RM1.1bil mixed-development project in Tanjung Bungah.

“Land on the island is becoming scarce. Since SP Setia wants to continue playing a dominant role in the property market on the island, it is seizing every opportunity to expand its land bank, capitalising on attractive deals,” SP Setia Property (North) general manager Datuk S. Rajoo says.

Penang-based Ideal Property Sdn Bhd has lined up residential and commercial projects with a collective GDV of RM1.1bil for the South-West district from now till the second quarter 2013.

The group plans to launch in August the RM400mil Imperial One project in Sungai Ara on a 9.1-acre site, comprising 768 units of condominiums with built-up areas of 1,050 sq ft and 1,250sq ft priced between RM399,000 and RM499,000 per unit.

The RM400mil Imperial Two, which is waiting for approval and likely to be launched in the second quarter of 2013, comprises properties to be priced between RM400,000 and RM550,000.

Early next year, Ideal plans to launch the first phase of the Ideal Vision Park, a RM1.5bil mixed-development scheme comprising 1,945 units of residential and commercial properties and 550,000sq ft of commercial space.

The first phase comprises RM300mil worth of high-rise residential and commercial properties, which will be priced between RM400,000 and RM600,000. There are four more phases for Ideal Vision Park that will be launched in stages in 2014 and 2015.

Ideal Property managing director Datuk Alex Ooi said the stability of construction material prices allowed developers to build more affordably priced properties that had a wider appeal.

”This is why we are able to focus on building properties priced between the RM400,000 and RM600,000 range,” Ooi adds.

Sunway is undertaking the RM200mil Sunway Cassia project in Batu Maung in November, which comprise 59 units of three-story terraced homes.

IJM Land plans to launch in late 2012 the RM85mil Trehaus scheme, comprising 26 semi-detached properties and 46 villa condominiums, in Bukit Jambul.

In the North-East district, its projects comprise the RM350mil Light Collection III, comprising 190 condominiums and duplex townhouses next to the Penang Bridge on the island. Ivory Properties Group Bhd (IPGB) plans to launch in the second half of 2012 approximately RM1.6bil worth properties on the island.

These projects comprised the first phase of Bayan Mutiara, which has a GDV of about RM800mil, the third and fourth phases of the residential towers for Penang Times Square, which has a RM300mil GDV, a RM130mil sea-fronting condominium block in Batu Ferringhi, and the RM400mil City Mall and City Residence project in Tanjung Tokong.

Elsewhere, Mah Sing plans to launch RM180mil worth of low-rise condominiums in the Batu Ferringhi tourist belt later this year.

Group chief operating officer Teh Heng Chong says Mah Sing will focus on residential properties priced below RM1mil in Penang, Kuala Lumpur, and Johor.

At present, about 70% of our launches are in this price segment, which comprises mainly small serviced residences and linked homes.

In Seberang Prai, the projects planned include the RM185mil Sunway Wellesley by Sunway, comprising residential and commercial properties, and the RM173mil Permatang Sanctuary scheme, comprising 300 semi-detached and bungalow properties.

The Permatang Sanctuary semi-detached properties are priced from RM438,000 onwards, while the bungalows from RM625,000 onwards.

GEORGE TOWN: The Star Property Fair 2012 got off to a good start with exhibitors expressing surprise over the big turnout of visitors despite it being a weekday.

Many exhibitors said they received enquiries and even closed sales within the first two hours of the fair’s opening at Gurney Plaza and G Hotel here at 10am yesterday.

IJM Land senior manager (sales and marketing) Patsy Lee said she was overwhelmed by the encouraging response as they sold three condominium units shortly after the fair was opened to the public.

“There were about 50 enquiries on our various projects. Based on our conversations with those who made enquiries, they were serious buyers.

“It seemed they have done their homework as most of the questions they asked were pertinent to our projects,” she said.

Asia Green Group director Tan Li Mei said she was thrilled over the large crowd at the company’s booths.

“We normally expect people to come either at night or during weekends. But the turnout was good, considering that it is a Thursday,” Tan said.

Ivory Properties Group Bhd senior marketing executive Koay Tze Chung said the response on the first day of the fair was better compared to previous years.

“Many of them came well prepared by asking all the relevant details on our projects. We expect them to return during the weekend once they have finished conducting surveys at the fair today (yesterday),” he said.

SP Setia Bhd sales and marketing property division (North) senior executive Agnes Chua said they received about 40 enquiries for one of their condominium projects.

“It is a weekday but there is already a sizeable turnout at the fair. We expect things to get better as the fair goes on,” she said.

Fifty exhibitors, including financial institutions and investment companies, are taking part in the four-day fair which is touted as Malaysia’s premier showcase for stylish living.

The fair, organised by The Star for the 10th year, is open from 10am to 10pm daily until Sunday. Admission is free.

Ng said at least 50,000 visitors are expected at the event, themed "Home and Abroad", which will be held at the Mid Valley Exhibition Centre and "we expect thousands of transactions to take place".

Mapex brings together a wide range of innovative property development, priced above RM240,000, from those under construction to completed projects, as well as offering financing packages for potential purchasers and investors.

He said Mapex will be a useful platform for international participants to showcase their projects to the Malaysian public apart from giving them the opportunity to meet top Malaysian developers.

As for the local players, 81 companies have confirmed their participation showcasing more than 300 housing developments, including Sime Darby, SP Setia, Mah Sing, Malton Bhd, IJM Properties, Lebar Daun Development, Naza TTDI, I&P Group and a few more.

Ng said the property market in Malaysia is still a sustainable industry and based on the country's population, 100,000 new houses are needed annually.

"And Klang Valley is still where the property market is most active, followed by Penang and Johor Baru," he said.

He added that the trend among Malaysians is still towards properties that are landed and in the urban areas, but "these properties are getting scarce and becoming more expensive".

Meanwhile, the second national-level Mapex will be held from October 19 to October 21.

Currently staying in a condominium in Shah Alam, Lee is looking for landed property with a built-up area of 325sq m (3,500sq ft) within the Klang Valley.

“I’m keeping my options open and hope to find a house that is spacious and convenient for me and my husband to travel to and from work," said Lee, who is expecting her second child.

Penangite Chin Yoon Ming, 29, was looking to buy a high-rise property near the Second-Link in Penang. “I’m looking for a three-bedroom condominium. My budget is around RM500,000."

This was Chin’s first time at the fair and he hoped that there will be more mid-range properties showcased in the next property fair.

Electrical engineer Laurence Xin from China has been staying in Malaysia for one-and-a-half years and was looking for a condominium unit within Mont' Kiara.

“My main priority is security. I want a place with good security,” said Xin. He was shopping for a condominium unit that was at least 279sq m (3,000sq ft) with a minimum of three bedrooms.

Touted as one of the first luxurious condominium developments in the Klang Valley overlooking a golf course, the Tropicana Grande project was one of the developments promoted at the Dijaya Corporation Bhd booth.

Cabinet nod for green guidelines

New township: (From left) Miss Universe Malaysia 2012 Kimberley Ann Estrop- Leggett, Lee, Chor and Tan looking at a residential model during The Star Property Fair 2011 at the Kuala Lumpur Convention Centre Friday.

KUALA LUMPUR: The Cabinet has approved a green neighbourhood and low carbon city framework and assessment system aimed at reducing the nation's carbon emissions.

Housing and Local Government Minister Datuk Seri Chor Chee Heung said the guidelines would bring the country a step closer to achieving the goal of reducing its carbon footprint by 40% by 2020 as announced by Prime Minister Datuk Seri Najib Tun Razak in Copenhagen last year.

“We are going all out to push the guidelines.

“Studies have shown that urbanisation contributes more than 50% of greenhouse gases released into the atmosphere. Our small cities and townships are getting bigger,'' Chor said after launching The Star Property Fair 2011 at the Kuala Lumpur Convention Centre yesterday.

Also present were Star Publications (M) Bhd executive deputy chairman Datuk Vincent Lee and chief events officer Iris Tan.

A Cabinet paper on the guidelines was approved yesterday, said Chor, adding that it was a joint collaboration between his ministry and the Energy, Green Technology and Water Ministry.

The guidelines, which would be distributed to local authorities, would promote 3R (reduce, reuse and recyle) practices as well as other environmental-friendly policies.

“We hope developers will help spur green neighbourhoods by providing more cycling and walking paths to reduce vehicle use.

“The guidelines are not compulsory but it makes good business sense to do it,” he said.

Chor also congratulated The Star for organising the property fair which had not only attracted developers but lifestyle companies as well.

“It is fair to say that The Star Property Fair is by far the largest. Congratulations for a fantastic job.”

On errant developers, Chor reiterated that the amendments to the Housing Development (Control and Licensing Act) 1966 would ensure “fly-by-night” operators are severely dealt with.

The Bill, which is expected to be tabled in Parliament soon, would see errant developers facing criminal charges and jail sentences for abandoning housing projects.

The Star Property Fair 2011 is open from 11am to 7pm and ends tomorrow. Entrance is free.

Showcase of Negri properties

Properties worth about RM940mil will be up for grabs at the three-day Negri Sembilan Mapex to be held in Seremban beginning Nov 18.

The event, to be held at Seremban Parade, will be the biggest held to-date and will showcase dwellings priced as low as RM36,000 to a cool RM1.6mil.

State Real Estate and Housing Developers’ Association chairman S. Sivanyanam said 22 developers would be taking part in the event with 2,330 units ranging from single-storey terraces to bungalow lots up for sale.

“We had had to turn away several other developers due to space constraints. Despite this, we are confident that the Mapex will receive an even greater response from buyers this time around,” he told reporters.

Also up for sale at the event themed “Affordable, Accessible, Quality Living” are parcels of commercial land worth between RM729,000 and RM19.1mil, shop offices (RM180,000-RM1.28mil), bungalow lots (RM53,980-RM200,395) and single and double-storey semi-D units (RM260,000-RM1mil).

Among the 2,330 units, 469 are double-storey units, single-strorey terrace (436), double-storey semi-D (269), commercial units (260), shop offices (233), and low and medium-cost apartments (271).

Sivanyanam expressed confidence that more buyers from outside Seremban, particularly the Klang Valley will make a beeline to buy properties in Negri Sembilan during the event due to the much lower land prices.

“Some of the developers will also be offering incentives such as legal and disbursement fee waiver and stamp duty exemption and this will mean substantial savings for the buyers,” he said.

There would also be guaranteed rental returns, cash rebates and discounts, free feng shui consultation amd zero interest during construction of the said property.

Sivanyanam said at the state-level Mapex held from May 20 to 22 this year, 84 units of properties worth RM20.6mil were sold. Then, 1,630 properties worth about RM460mil were showcased.

This time around, a lucky draw of five 32-inch Samsung LED television sets will also be held on Nov 20 for all housebuyers.

All housebuyers who sign the sales and purchase agreement during the three-day Mapex will be entitled to a Touch&Go card worth RM110.

PETALING JAYA: About 20 developers and property-related companies will showcase their projects and management services at The Star Property Fair 2011 from Nov 25-27 at the Kuala Lumpur Convention Centre.

They comprise some of Malaysia's most well-known developers like Dijaya Corp Bhd, Sime Darby Property Bhd, Mah Sing Properties Sdn Bhd, Naza TTDI Sdn Bhd, Encorp Bhd, Setia Haruman Sdn Bhd, OSK Property Holdings Bhd, Sunway City Bhd, IOI Properties Bhd and Ivory Properties Group Bhd.

This is the third year Star Publications (M) Bhd is hosting the fair. Last year, the event attracted about 20,000 visitors.

Executive for events management Ian Qua said property investment continued to attract a lot of interest despite the global economic uncertainties. “Based on last year's numbers, we expect about 20,000 visitors (this year).

“This will be a good place to start for first-time property buyers as it will be an educational experience for them. For those who have made purchases previously, this will be a good event to go as the country's major developers will congregate at the convention centre. Much time and effort will be saved for housebuyers as they will be able to compare the different offerings and pricing,” he said.

As for the developers, Qua said they would be assured of a constant stream of visitors.

“It will be a win-win situation for both housebuyers and developers and those offering property-related services,” he said.

To make the event more interesting, there will be talks on feng shui, property investment and other topics at selected times during the three days.

Two popular feng shui masters David Koh and Joe Choo will share their insights, knowledge and experiences on various interesting topics with potential investors and house owners.

Gavin Tee will talk about why property purchases continue to be one the most popular forms of investment in today's economic climate.

Other speakers will discuss how the global economy impacts the property market.
